Two Sides to Every Story - KNOW THE FACTS!.
In response to the entry below, you can't believe everything you hear. I was very sad to have to ask countryboy1983's mother to move last winter, however, his account is from the point of view of someone who is omitting a great many details from the story. It has always been a practice not to rent to a convicted felon. This young man didn't mention the part about how I rented to an elderly, disabled woman who told me her adult son didn't have a rental or employment history for a period of time because he was acting as her in-home caregiver. I allowed him to move in with her as her helper based upon that information. After some time, and many complaints about the son's behavior, it was brought to my attention by a neighbor that he was a convicted felon who had been in jail. This alone was grounds to void their lease and ask them to move since they had been approved under fraudulent pretenses. During the time this person and his mother lived in the property, it became an eyesore. The house and carport were full of boxes, furniture, and 'stuff' as if they were hoarders. Any landlord has the right to ask a month-to-month tenant to move for any reason. Their lease was up and they were given proper written notice in SEPTEMBER that they would need to find a new home. Despite the felony issue, we allowed them to extend their move date as a courtesy to the mother. They claimed they were buying a home and there were delays in the deal. By early November it was still the same story but I learned they hadn't even been looking at homes and there never was a deal having difficulty. This was a lie. In person, I explained that they were given ample time to move but had made no attempt to relocate. By this time, I had a divorce pending. I gave them written notice again and told them they must be out by the end of the month (Nov.) or I would have nowhere to go. On Dec. 1st, they had still made no attempt to move. I had no choice but to hire an attorney to LEGALLY evict them. December rent was not accepted because they weren't supposed to be there and I was told not to accept it. There was no choice but to pursue a full eviction when the mother told the attorney she refused to move (I heard which side of the conversation did the yelling from the attorney's office). I was already in temporary housing waiting for them to finish their move. Had they begun to look for a new residence when they were first asked to move on Sept. 1st, it wouldn't have been necessary to evict them at Christmas time. I had the expense of other living arrangements for myself. I also had lost rent for Dec.-Jan.plus the expense of the damage caused. They did leave the house empty but I had to replace all the carpet in the entire house due to dog urine from their unattended pet - it was unbreathable in the mother's and spare bedroom plus piddles all over the rest of the house, and a chewed bath door where it was shut in. Other details in the story are to make you feel sorry for them as well. As an amenity, I paid for weekly mowing to be provided. The lease was clear as to what they had to take care of (flowerbeds, general yardcare, snow removal, etc.). This young man didn't work and was home most of the time. His mother could not do the yard work for herself, but he could, so I don't understand the difficulty there.
There is always two sides to every story. No-one seems to care when the landlord has to pay for problems caused by a renter. Landlords are not rich. We have mortgages, taxes, and expenses to pay too. After 24 years as a property manager and landlord, I still find it incredible that people will make up lies when they are unhappy with the consequences of their own actions - whether it is here on Citysearch, or in any other forum. Banner Enterprises are unethical, and unprofessional. Lynda and Eve Banner are criminals. If they want you to leave in 30 days and you don't they will turn it over to an attorney and sue you for 3 times as much as what you were paying for rent. Which is in the state of Utah... Against the law. Know your renters rights before you rent. Landlords just can't make things up as they go along. Be aware that you know that you will NOT get your deposit back even after you leave the property cleaner than you found it. We live in the duplex the Banners own at 1259 Hunt Road in Murray Utah. DO NOT RENT FROM THE BANNERS THIS PLACE IS A CRUD HOLE, and they refuse to fix anything unless you keep on them about it.
The yard care is your responsibility as well even though they tell you it is contracted out and it is included in the rent. We rented this place with the understanding it was to be long term. We have always payed the rent on time every month and lived up to our part of the lease. They did not want us to sign a new lease so they could get us out. WARNING TO ALL FELONS DON'T EVEN THINK ABOUT RENTING FROM THE BANNERS. They do not rent to felons but they do not tell you that until they move you in. They first told us they wanted us out because I have a felony on my record, then 2 weeks later Lynda Banner shows up on my doorstep and tells me and my fiance that they want us out because she is getting a divorce and she has no place to go. At the time the unit next to ours was occupied as well. It is now empty and they are trying to rent it out. They lied about Linda Banner needing to move in. I HOPE YOU GET YOURS LYNDA AND EVE I HOPE THAT ONE DAY YOU SLIP AND YOU ARE THROWN IN PRISON FOR THROWING A YOUNG COUPLE WITH A 1 AND A HALF YEAR OLD AND AN ELDERLY DISABLED WOMAN OUT ON THE STREET WITH NO HOME TO GO TO!!! We are buying a home so this will not happen to my Mom again. She is too sick to have to deal with all this mess. They are unwilling to listen and work with us to get into out own place. We will be out as soon as we are able. In the mean time they continue to harrass us with calls from an attorneys office with the attorney yelling over the phone at my mother. They have refused to accept the rent for this month as well. We have had to turn to an attorney now for advice as to what options we do have. DO NOT UNDER ANY CURCUMSTANCES RENT FROM THESE CRIMINALS. RENTERS BEWARE!!!!!!!!! It could be you next year Merry Christmas, GET OUT while you still can.

Linda Banner speaking: This site was brought to my attention by a long term repeat customer who googled my name for fun. After 24 years of business, Banner Properties, Inc. was sold to a new owner in June of 2007. Sadly, there are people who feel the need to invent fictitious or grossly exagerated complaints when something does not go their way. The incidents described on this page are not recognizable as actual occurences and are examples of the complete polar opposite of how we treated our customers. It is a possibility that the person who claims the compliment is false likely invented a few extra complaints for good measure. since several of the complaints are nearly impossible. Although we were a bit difficult to reach near the end due to moves , system changes, and transitions, there was no deviation from how money must be handled. All rental applicants and renters sign disclosures explaining BP policies and procedures on how funds are handled, and in which situations those funds may become non-refundable. The State of Utah regulates how any real estate brokerage and/or management company operates AND how they handle and account for funds. Our business has operated primarily on referrals and word of mouth from its beginning in 1983. May of our property owners are past tenants who later became landlords. The company has operated under the name of Banner continuously since it's inception1983, with the exception of a 7 year period where Banner Properties, Inc. was affiliated with Prudential Prestige Real Estate and operated under that name as a dba. The company was operated out of its 765 E 4500 South office from 1999 until it was sold in 2007 It is helpful to get the facts straight. At the time of sale, many our of our customers had been with us from anywhere between 8 and 20 years. References to Better Bus, Bureau complaints don't take into account the nature of the complaints, nor do they confirm the factual validity of the information contained in a complaint before it is published. When working with hundreds of individuals, and property owners, it is inevitable that someone may be unhappy over something agreed upon that later did not turn out to their liking. Perhaps a more accurate picture would be drawn by considering the very small number of complaints to the length of time in business and the actual volume of satisfied customers. Beyond June of 2007, all business transactions were handled by the new owner, who subsequently changed the name to Assurance Property Management.

Great Company - apparently new owner?. I have to say that this company has been great (not sure what happened for the other posters here). That's not always true for property management places and we usually try to work directly with the owners, but they are clear, responsive, and we really like our place. We didn't look far (loved the building...), so I don't know what their other places are like, but we love ours!
Stay clear from this unprofessional company. This property management company is unethical in its business conduct. They are misrepresenting at LEAST one property being advertised. They claim the apartment is a "top floor apartment" which is simply a LIE. Having lived at that apartment for a year, it is located beneath the top floor bedroom of the adjoining apartment. The noise problem was horrible, and we would not have moved in knowing we were NOT on the top floor. They are wildy unresponsive, and have yet to return our security deposit, 43 days after moving out. DO NOT DO BUSINESS WITH THIS CRIMINAL ENTITY.
NOW BANNER IS HAVING HER DAUGHTER POST A GREAT REVIEW!. IN regards to the reviewer annabanana (Linda's sidekick HA!)-- Banner properties are so evil that they have to change their name every few years. Do some research, I have, and their new name will be ASSURANCE PROPERTY MANAGEMENT. Still can't run from your victims Linda. I'm still watching you.

My husband and I moved to Salt Lake from Texas so I could finish my degree at the UofU. We weren't able to come into Salt Lake before our move, so Banner sent us pictures of the apartment, and we did the application and lease by fax and mail. We lived in the apartment for 2 1/2 years before we decided to purchase a home. Linda helped us find a beautiful brick home in Sugarhouse, and no sooner than we closed on the house, we found out we were expecting a new member to our family!
Our experience with Banner has been great, and we have always felt that they looked after our best needs. We love our new home and recommend Linda and Banner Properties to our friends and family.

EXTREMELY UNPROFESSIONAL!. MY SITUATION WITH BANNER PROPERTIES IS THE SAME AS THE PREVIOUS REVIEW. LINDA BANNER IS FRAUDULENTLY HOLDING PERSPECTIVE TENANT'S DEPOSITS FOR PERSONAL GAIN. I HAVE YET TO SEE MY DEPOSIT REFUNDED. IN MY CASE, THERE WAS NO SUCH RENTAL PROPERTY, COME TO FIND OUT, JUST A FORECLOSED ONE. IM BEGINNING TO THINK THE HOUSES ARE LINDA'S PERSONAL PROPERTIES DISGUISED AS RENTALS. SHE WILL EVENTUALLY SCREW OVER A BAD SEED AND HAVE RETALIATION IF SHE'S NOT APPREHENDED AND CHARGED FOR CONSUMER FRAUD. HOW IN THE WORLD IS SHE IN BUSINESS? I FEEL SORRY FOR THE PEOPLE WHO ARE DECIEVED BY HER AND NEVER GET COMPENSATED. STEALING PEOPLE'S LARGE AMOUNTS OF MONEY LIKE THAT IS VERY DANGEROUS, IM SURE. WORST EVER! RUN THE OPPOSITE WAY!. LINDA BANNER, BANNER PROPERTIES, INC. is an illegal realtor and professional. Rental deposits are accepted even after the place is rented or off the market by the owner. The deposits are spent and never refunded. Do more research of previous customers and neighbors of the rental unit before deciding to lose your money. We are in the process of pursuing Linda in court. We have still not received our $700 deposit and its been 3 weeks of no returned phone calls or people in the office. We are not a minority so the previous reviewers have nothing to worry about race wise. PLEASE CHECK THE B B B IN THE WEEKS AHEAD OR PAST TO SEE COMPLAINTS. All of the same matter. Do not give your deposit with the application, it is not mandatory.
